站在lessor 角度,operating lease相當(dāng)于lessor將設(shè)備出租給lessee,并不產(chǎn)生任何所有權(quán)的轉(zhuǎn)移
此時lessor需要定期確認(rèn)rent income,同時定期給資產(chǎn)計提折舊攤銷
A選項確認(rèn)selling profit相當(dāng)于lessor是生產(chǎn)者,已經(jīng)將資產(chǎn)出售,這個是在sales type lease下lessor需要進行的會計計量,operating lease下由于并不產(chǎn)生所有權(quán)轉(zhuǎn)移,因此并不涉及profit確認(rèn)
B選項說在開始租賃的時候需要確認(rèn)lease receivable,但是由于operating lease下企業(yè)并不失去資產(chǎn)的所有權(quán),該資產(chǎn)依舊確認(rèn)在企業(yè)的資產(chǎn)負(fù)債表中,企業(yè)也不需要額外確認(rèn)lease receivable,因此B選項錯誤
C選項說企業(yè)需要確認(rèn)相關(guān)的成本(折舊攤銷這些)和收入(租金收入),這個是沒有問題的哦
