PE不分封閉式或是開(kāi)放式的,只有一種,展示時(shí)要求Gross-of-fees and net-of-fees SI-IRR,這個(gè)SI-IRR是自成立之初開(kāi)始計(jì)算的IRR。關(guān)于PE的要求,他的IRR也是年化的,只是要求使用季度現(xiàn)金流進(jìn)行計(jì)算,相關(guān)的原文如下。
In addition to time-weighted rates of return, firms must calculate annualized since inception internal rates of return (SI-IRR) using quarterly cash flows at a minimum (I.6.A.17–18). We will encounter SI-IRR again in connection with the private equity provisions, where it is also a required element.
而房地產(chǎn)的封閉式要求每年估值,并且要求Net-of-fees SI-IRR,另外他要求使用每天的現(xiàn)金流去計(jì)算年化的SI-IRR,即annualized SI-IRR must be calculated using daily cash flows。
