同學(xué)你好,這些比較準(zhǔn)確來說應(yīng)該分為兩期:capital lease的operating expense包含利息費用和折舊,而operating lease的operating expense只包含折舊。在前期時,capital lease的利息費用較高,所以它的總operating expense要高于operating lease,導(dǎo)致NI較低;在后期時,capital lease的利息費用減少,所以它的總operating expense會低于operating lease,導(dǎo)致NI較高(直線折舊法下,capital lease和operating lease的折舊費用每年都是不變的)。

同學(xué)你好,不好意思,之前的回答有些問題。operating lease的expense確實只包含rental expense(不是折舊);capital lease的operating expense包含利息和折舊。在比較NI時,我們要區(qū)分前期和后期,因為我們在計算NI時,是要減掉整個operating expense的,而capital lease的operating lease包含利息和折舊,其前期的值大于operating lease的租金,后期則小于operating lease的租金;但是在比較CFO時,capital lease只考慮利息,operating lease考慮租金,而capital lease的利息雖然會變化,但是是一直低于operating lease的租金的,導(dǎo)致其CFO全期較高。
